Anmore South Phase 3
The Anmore South Neighbourhood Plan is being prepared as part of a Village–led public planning process structured in 4 phases according to the 2024 Council-approved Terms of Reference. Building upon the public feedback gained during Phase 1 and reflecting Council direction received during Phase 2, Phase 3 of the Neighbourhood Planning process has involved preparation of the Preferred Plan, Engineering Studies and Technical Assessments.

Preferred Plan Key Features
- Diversity of 2,202 new homes, designed to support a projected population of approximately 4,500 residents over a 20-year phased build-out.
- Transportation improvements include the creation of safe, pedestrian-first streets, alongside enhanced connectivity through Anmore’s Street Network
- Dedicated forest and riparian areas, integrating multi-use greenways and trails for both conservation and recreation, and ensures that accessible neighbourhood parks are close by.
- New Public Community Centre to serve all of Anmore, as well as Mixed-Use designations to allow for new retail stores, services, office space, and local employment. Additionally, the Civic Reserve designation will secure future civic lands for the community.

Neighbourhood Plan Land Use Designations
The Neighbourhood Plan will establish new Official Community Plan Land Use Designations specific to the Anmore South Neighbourhood.
In contrast to the current OCP, the Preferred Plan structures Anmore South into nine distinct Land Use Designations that specify requirements for future rezoning and development of the neighbourhood. Each Land Use Designation defines the envisioned uses and residential densities within specific geographic extents. The Designations will be further defined through policy within the Neighbourhood Plan document. The Neighbourhood Plan will be considered by Council for adoption within the Village’s OCP.

Engineering Studies and Technical Assessments
The Preferred Plan is supported by engineering studies and technical assessments prepared by leading industry experts. These reports underwent thorough review by Village staff and external consultants, who outlined necessary revisions and additions to ensure alignment with municipal standards and expectations. Following these updates, final reports were submitted for approval..
